The flat roof is a waterproofing problem more than a roofing one

A pitched, tiled or sheeted roof sheds water by gravity. A flat or low-slope roof does not — it holds water, ponds after rain, and relies entirely on a continuous waterproof membrane to stay watertight. That makes flat-roof performance a waterproofing discipline, and it is where roof leaks overwhelmingly originate.

The membrane on a flat roof endures more than almost any other building element: full UV exposure, surface temperatures that swing dramatically between day and night, ponding water, and the thermal movement of the structure beneath. Over time these forces find the membrane’s weak points — laps, upstands, penetrations and drains — and the roof begins to leak.

We install new roof membrane systems and remediate failed ones across commercial, industrial and residential buildings. The system — torch-on, single-ply or liquid-applied — is selected for the roof’s substrate, exposure and use, and every installation is detailed at the junctions that matter and verified before handover.

How we install

From substrate to flood test

Survey & specify

We survey the roof — substrate, falls, drainage, penetrations and existing membrane condition — and specify the system suited to its exposure and use.

Prepare the substrate

Existing membrane removed or prepared as required, substrate repaired, falls confirmed to drainage, and upstands and penetrations made ready for detailing.

Install the membrane

The selected system installed to manufacturer requirements with full attention to laps, upstands and terminations, by accredited applicators.

Detail, test & hand over

Penetrations and drains detailed, the roof flood-tested where practical, and a handover package of certificates, photographs and warranty provided.

The detail points that determine performance

A flat roof rarely fails in the middle of the field. It fails at the junctions — which is exactly where we concentrate.

  • Upstands & parapets — membrane must be dressed to correct heights and terminated behind counter-flashing.
  • Penetrations — pipes, vents and plant supports need individually detailed, reinforced collars.
  • Drainage outlets — membrane dressed into outlets with clamping rings; sumps set below the surrounding falls.
  • Laps & terminations — fully bonded, correctly overlapped and sealed; the classic torch-on failure point.
  • Falls to drainage — adequate falls prevent the ponding that accelerates every membrane’s ageing.
  • UV protection — exposed systems must be UV-stable or protected with mineral cap sheets or coatings.

Roof Membrane Systems FAQs

Yes — flat-roof leaks are notoriously hard to trace because water enters at one point and emerges elsewhere. We investigate the roof systematically, checking the high-risk junctions first — upstands, penetrations, drains and laps — and use flood or trace testing where needed to pinpoint the entry before specifying a repair.

It depends on the membrane’s overall condition. If the membrane is generally sound and the leak is a localised detail failure, a targeted repair may be appropriate. If the membrane is aged, brittle and failing across the field, patching one leak simply defers the next. We give an honest assessment of which situation you’re in.

There is no single best system — the right choice depends on the roof’s substrate, size, geometry, exposure and use. Torch-on suits robust commercial roofs; single-ply suits large simple areas; liquid-applied suits complex geometry and heavy detailing. We specify to the roof rather than to a preferred product.

Where the roof configuration and drainage allow it, yes. Flood testing temporarily dams the roof and holds water to confirm the membrane and all its detailing are watertight before the roof is handed over — the most direct proof of a successful installation.
