Balconies and terraces are uniquely hostile to waterproofing. They are fully exposed to UV, they cycle through large daily temperature swings, they take direct rain and pooling water, and they carry foot traffic and furniture. Every one of these forces works against the membrane. It is no coincidence that balconies are the single most common source of water ingress in multi-storey buildings across Brisbane and the Gold Coast.

Most balcony failures are not really membrane failures — they are detailing failures. Water finds the weak points: the junction where the floor meets the wall, the drain outlet, the door threshold, the balustrade fixing. A membrane that is perfect across the field but poorly detailed at these transitions will still leak.

We install new balcony and terrace systems to AS 4654.2, and we remediate failed ones — with obsessive attention to the details that actually determine whether a balcony stays watertight.

Assess falls & drainage first

Before any membrane, we confirm the balcony falls correctly to its drainage. A membrane over a flat or back-falling balcony will pond and eventually fail — drainage is designed in from the start.

Repair the substrate

Spalled concrete, cracks and debonded screed are repaired and reinstated to a sound, correctly-fell base before waterproofing begins.

Detail every junction

Reinforced fabric to all corners and upstands, membrane dressed into drains and over thresholds, and balustrade penetrations sealed — the details that determine success.

Membrane, tile & test

The membrane applied to specification, flood-tested where practical, then the tile or finish system installed over a correctly cured membrane.

  • Inadequate falls — ponding water accelerates every failure mode. We confirm and correct falls before waterproofing.
  • Poor drain detailing — membrane not dressed properly into the outlet is a classic entry point. We flange and seal every drain.
  • Failed thresholds — water tracks back under door sills. We detail thresholds and upstands to correct heights.
  • Unreinforced corners — movement cracks the membrane at internal corners. We reinforce every junction with fabric.
  • Balustrade penetrations — core-drilled fixings breach the membrane. We seal and detail every penetration.
  • UV degradation — exposed membranes chalk and crack. We use UV-stable systems or protect beneath tiles.

First, diagnosis — we confirm whether the cause is the membrane, the drainage, the falls, the threshold or the grout. For a genuinely failed membrane, a durable fix means removing the tiles, repairing the substrate, installing a new membrane with correct detailing and re-tiling. We provide a written scope and quote after inspection.

Sometimes. Surface-applied coatings over existing tiles can work where the underlying structure and falls are sound and the issue is localised. However, if the membrane beneath has failed, an over-tile coating is a shorter-term measure. We advise honestly on what your balcony needs rather than selling the cheapest option.

A correctly installed and detailed balcony membrane should last well over a decade — often 15 years or more — before major remediation. Exposure, foot traffic, drainage maintenance and the quality of the original detailing all affect service life. Our installations are backed by a written warranty.
