What makes Queenslander renovation different?

Queenslander homes are architecturally unique — raised timber structures with wrap-around verandahs, VJ-lined walls, high ceilings and louvred windows designed to manage Queensland’s heat and humidity before the age of air conditioning. They are also subject to specific planning protections under Brisbane’s Character Residential Overlay and equivalent provisions in other SEQ councils.

Renovating a Queenslander requires a builder who understands the structural behaviour of raised timber frames, council requirements for sympathetic additions, period-appropriate materials and detailing, and the practical integration of modern services without compromising character.

Frequently asked questions

Many pre-1947 homes in Brisbane are subject to the Character Residential Overlay. You can check your property’s overlay status via Brisbane City Council’s property search tool, or we can advise at consultation.
Adding a second storey to a raised Queenslander (creating a third level) is generally not permitted under the character overlay. However, converting the subfloor to a lower level is a common and council-approved transformation. We assess your specific property’s options at consultation.
Original Queenslander materials — VJ lining, chamferboard cladding, hardwood timber, steel-framed casement windows and pressed metal — are the benchmark for character-compliant works. Modern equivalents may be acceptable in some circumstances. We advise on appropriate specifications.
