A fresh start on your existing block

Knockdown rebuilds in Brisbane & the Gold Coast

We manage complete knockdown rebuild projects, guiding homeowners through every stage from feasibility and council approval through to demolition, new construction and handover. Often the most cost-effective way to get a new home on an established block in your preferred suburb.

Overview

Is a knockdown rebuild right for you?

A knockdown rebuild makes sense when the existing home is structurally compromised or beyond the point where renovation is economical, when you want a new home with modern energy efficiency and spatial design, or when the land has significant value and you do not want to leave the suburb.

It is also the right path when renovation costs approach or exceed the cost of a new build, or when the existing dwelling has asbestos, structural defects or other issues that make renovation complex and expensive.

Why choose it

When a rebuild beats a renovation

Cost-Effective

When renovation costs approach or exceed the cost of a new build, a rebuild delivers better value.

Modern Standards

A new home with current energy efficiency, structural standards and spatial design throughout.

Keep Your Suburb

Significant land value and a location you love — without the cost and upheaval of moving.

Complex Sites

The right answer where asbestos, structural defects or other issues make renovation impractical.

The process

From feasibility to handover, managed end to end

Feasibility & Design Brief

We assess the site, review the applicable City Plan, understand your brief and prepare a preliminary feasibility and indicative budget.

Design Development

Architectural drawings for the new dwelling — floor plans, elevations, materials and specifications finalised with you.

Council Approval

Most knockdown rebuilds require Development Approval. We engage town planners and engineers and manage the DA.

Demolition

Licensed demolition contractors remove the existing structure, including service disconnection and asbestos management.

Construction & Handover

New construction under our QBCC licence with staged payments, then final inspection, defect rectification and handover.

Overlay considerations

Heritage & character overlays matter

Some Brisbane properties subject to the Character Residential Overlay cannot be demolished without Development Approval, and approval may be refused or conditioned to require a sympathetic replacement dwelling. We assess overlay implications at feasibility stage.

  • Character overlay checksAssessed at feasibility before you commit.
  • QBCC Home WarrantyInsurance in place for the new build.
  • Staged paymentsAligned to construction milestones for cash-flow clarity.
  • Full approval managementTown planners and engineers engaged as required.
