Foundation & footing movement

Shrink-swell clay soils — prevalent across Brisbane’s western and southern suburbs and parts of the Gold Coast hinterland — cause seasonal foundation movement that produces cracking, door and window misalignment and, in severe cases, significant structural distortion.

Subfloor & load-bearing damage

Many pre-1980s Queensland homes have elevated timber subfloor structures. Termite damage, rot, undersizing and previous unauthorised alterations can compromise bearers and joists. Flood, fire, termite attack or non-compliant alterations may also have compromised load-bearing masonry or framing walls.

As with concrete repair, corroded structural steel in reinforced concrete elements requires prompt intervention.

Our structural repair process

  1. Engineering involvement

    All structural repairs are supported by registered structural engineers who assess damage, specify the repair method and, where required, provide a certificate of structural adequacy on completion.

  2. Foundation & footing repairs

    Underpinning by conventional mass-concrete, screw-pile or resin injection systems, chosen for soil conditions, loads and access — all engineer-designed and inspected at key stages.

  3. Subfloor structural repairs

    Damaged, undersized or compromised timber bearers and joists are replaced or sistered using seasoned hardwood or structural LVL per the applicable span tables and AS 1684.

  4. Load-bearing wall reinstatement

    Where walls have been damaged or removed without adequate support, structural continuity is restored using steel or engineered timber members designed by a structural engineer.

  5. Reporting & certification

    All repairs are accompanied by documented scope, photographic record and structural engineering certification where required by council, insurer or the warranty framework.

Common questions

Many structural repairs to existing elements are classified as maintenance works that do not require development approval. However, changes that affect the structural system, new openings in load-bearing walls, or works triggered by a council compliance notice may require formal approval. We assess this at the scoping stage.

Hairline cracks in render and paint are often cosmetic. Cracks wider than 2–3 mm, diagonal or stepping through masonry, or accompanied by movement in door frames or floors warrant professional assessment. Contact us for an inspection.

Yes. We carry out structural timber repairs following termite damage, coordinating with a licensed pest controller who has confirmed activity is eliminated. All replacement timber is treated per AS 3660.

It depends on the cause. Sudden damage from flood, fire, storm or impact is typically covered; gradual deterioration and pre-existing defects are typically excluded. We can help prepare documentation to support your claim where coverage applies.
