Structural & waterproofing defects

Substandard connections, undersized members, missing fixings and non-compliant foundations compromise building integrity — the most serious and time-sensitive defect class. Failed or absent waterproofing membranes are among the most common defects in Queensland residential construction, particularly in wet areas, balconies and podium decks, leading to water damage, mould and finishes failure.

Cladding, finishing & non-compliance

Non-compliant cladding systems, inadequate cavity drainage, missing flashings and failed render adhesion are increasingly prevalent in post-2000 medium-density buildings. Finishing defects — out-of-tolerance floor levels, out-of-plumb walls, inadequate movement joints — fall outside AS 4349 and QBCC Minimum Standards. Works that deviate materially from approved plans require rectification to obtain compliance certification.

Our defect rectification process

  1. Assessment against standards

    We assess against the relevant standards and approval documents, establishing which items are genuine defects and their probable cause.

  2. Documented scope

    We prepare a scope that cross-references each defect to the applicable NCC/BCA provision or Australian Standard — the basis for rectification and for any QBCC complaint.

  3. Rectification works

    Works are delivered under full QBCC licence by our directly employed team, with intermediate and final inspections documented.

  4. Sign-off on completion

    Appropriate sign-off is provided on completion, including certifier or engineer certification where the defect class or approval framework requires it.

Structural defects carry a 6-year statutory warranty under the Queensland Home Warranty Scheme. We can document defects to support a QBCC complaint and, where the process is exhausted, deliver rectification independently.

Common questions

It is broadly defined to include any failure in a structural element that compromises the structural performance or stability of the building, or the health and safety of occupants. Structural defects carry a 6-year statutory warranty under the Queensland Home Warranty Scheme.

If the builder is still trading, a QBCC defect complaint can be lodged within the statutory warranty period. If the builder is no longer operating, the Queensland Home Warranty Scheme may apply. We can help document defects to support a complaint and, where the process is exhausted, deliver rectification independently.

It depends on the nature and extent. Waterproofing rectification to a single bathroom can take 1–2 weeks; widespread structural defects in a multi-unit complex may take several months. We provide a programme at the scoping stage.

Yes. Our Remedial Consultation and Audit and Priority Report services provide independent defect assessment reports. We can also carry out rectification following a report prepared by another consultant.
