Common facade defects

The building’s first line of defence

The facade is the first line of defence against Queensland’s harsh UV radiation, driving rain, high winds and temperature extremes. Its progressive deterioration directly affects interior conditions, structural durability and property value.

Render, cladding and pointing failures

Render fails through moisture ingress, substrate movement, inadequate preparation or incompatible systems — allowing water behind the facade and promoting mould and corrosion. External cladding can fail at flashings, fixings and junctions, admitting moisture and in some cases presenting fire compliance issues. Deteriorated brick and stone pointing allows water infiltration and spalling.

Coatings and movement joints

Peeling, chalking or failed waterproof coatings allow UV and moisture access, accelerating substrate deterioration, while missing or deteriorated expansion joints allow uncontrolled cracking and water ingress.

  1. Assessment

    Including moisture mapping and adhesion testing to establish the extent of failure and the correct repair strategy.

  2. Detailed scope

    Specifying repair methodology, materials and the protective coating system appropriate to the substrate and exposure.

  3. Preparation & substrate repair

    All necessary preparation, substrate repair and joint reinstatement — including re-rendering or cladding replacement where required.

  4. Protective coating

    Application of an appropriate protective or decorative coating system, colour-matched to the existing facade or recoated by full elevation for consistency.

  5. Heritage facades

Repair or replace

Localised delamination can be repaired patch-by-patch. Where more than 30–40% of render has failed or lost adhesion, full replacement is typically more cost-effective and produces a superior result.

Yes. We colour-match repair works using the existing paint or render specification. For large-scale works, we typically recommend recoating the full facade elevation to achieve a consistent finish.

Storm-driven facade damage and some water-ingress related damage is commonly covered. Gradual deterioration is generally an owner’s maintenance responsibility. We assess each situation individually and prepare documentation accordingly.
