A new roof protects your home for 30–50 years

A full roof replacement is one of the most significant maintenance investments a property owner can make. Done correctly, a new roof will protect your home or building for 30 to 50 years or more. Innovare Roofing delivers complete re-roof projects across Brisbane, the Gold Coast and South East Queensland — with transparent pricing and fixed-price contracts available on eligible scopes.

If your roof is more than 20 years old, regularly leaking, suffering widespread tile cracking, or showing signs of metal sheet corrosion, a full re-roof is likely more cost-effective than ongoing repairs. We will give you an honest assessment.

What’s Included

A complete, coordinated re-roof

Assessment

We inspect the existing roof, structure, gutters, flashings and sarking, and identify structural issues before re-roofing begins.

Written Scope

A detailed quote covering all labour, materials, waste removal and associated work — with provisional sums flagged. No surprises.

New Sarking

Reflective sarking installed over the rafters where required by the NCC for your climate zone and wind classification.

Re-Roofing

New roofing installed to AS 1562 or tile manufacturer specs, including all fastening patterns required for the wind classification.

Flashings & Valleys

New flashings at all penetrations, walls, ridges and valleys, plus new valley iron and ridge/hip cappings.

Gutters & Fascia

New gutters, fascia and downpipes where included — recommended for most re-roofs for a single coordinated system.

Our Process

The Innovare roof replacement process

  1. Site inspection & assessment

We inspect the roof, structure, gutters, flashings and sarking, noting penetrations, skylights, solar and services to manage.

  2. Written quote

A detailed quote covering labour, materials, waste removal and associated work, with any provisional sums identified.

  3. Material selection

Options suited to your home, budget and aesthetic — Colorbond colour samples and matched tile profiles for partial replacement.

  4. Strip & dispose

We strip the existing covering, cappings, valley iron and flashings, removing all material to council waste requirements.

  5. Structural inspection

With the covering off, we inspect framing, battens and fascia, repairing or replacing anything substandard.

  6. Sarking installation

New reflective sarking over the rafters where required by the NCC for your climate zone and wind classification.

  7. Re-roofing

New batten or purlin layout completed; new roofing installed to AS 1562 with the correct fastening for the wind classification.

  8. Flashings, ridges & valleys

New flashings at penetrations, walls, ridges and valleys; new valley iron and ridge/hip cappings completed.

  9. Gutters, fascia & downpipes

Installed where in scope — recommended for most re-roofs to avoid re-disturbing new roofing later.

  10. Clean-up & inspection

Site cleaned and inspected, debris cleared, and handover documentation including warranties provided.

Common Questions

Frequently asked questions

In most cases a full re-roof is accepted as like-for-like maintenance and does not require a building permit. However, if you are changing the roof structure, pitch or type significantly, a permit may be required. We advise on this as part of our scoping process.

Colorbond is lighter, easier to maintain and performs well in Queensland’s climate. Tiles offer thermal mass and a traditional aesthetic. The best choice depends on your home’s character, council requirements and long-term plans — we discuss this honestly at the quoting stage.

A correctly installed and maintained Colorbond steel roof in SEQ will typically last 40 years or more. BlueScope’s product warranty (which applies to accredited installer projects) covers perforation by corrosion for eligible products.

Yes. Waste removal and disposal is included in our roof replacement pricing. We specify the number of skip bins required at quote stage.
