What We Assess

A physical inspection, not a drive-by

Roof Cladding

Tile or metal sheet condition — cracking, corrosion, displacement — assessed by physically accessing the roof where safe.

Ridges & Valleys

Ridge and hip capping bedding and pointing integrity, plus valley iron and flashings for perforation or uplift.

Gutters & Fascia

Gutters and downpipes for condition, falls, blockages and leaks; fascia and soffit for rot, delamination and damage.

Flashings & Sarking

Flashings at penetrations, walls, skylights and roof-to-wall junctions, plus any visible sarking condition issues.

Skylights & Drainage

Skylight glazing and flashing condition, and evidence of ponding or inadequate run-off.

Written Report

A PDF report: overall condition (Good/Fair/Poor), all defects with photos, priority classification, estimated costs and remaining life.
