What modern warehouses demand

The warehouse sector in South East Queensland has changed significantly. E-commerce growth has driven demand for higher internal clearances (10–14 m to underside of haunch is increasingly standard), more efficient truck docking, and fire suppression systems — particularly ESFR sprinklers — capable of protecting high-piled storage.

At the same time, labour costs and scarcity have increased the proportion of warehouses designed for automation, meaning the structural grid, floor flatness and services infrastructure need to be specified with future robotic systems in mind from the outset.

Built for the way you move stock

Clear-Span Portal Frames

Single-span or multi-bay structural steel portal frames with clear spans of 20–40 m and haunch heights of 7–14 m, configured to suit your racking layout and materials handling equipment.

Concrete Floors

Slabs designed to specific racking and forklift point loads, jointless or defined-joint as required. Specialist slab consultants and laser-guided screeding achieve FM2 or FM1 floor flatness classification.

Truck Docking & Access

On-grade truck access, dock leveller positions, canopy structures, turning circles and hardstand. We model truck swept paths — including B-double access — during design.

Fire Suppression

Fire hydrant, hose reel and automatic sprinkler systems to AS 2118 and AS 1668. For high-rack storage, ESFR sprinkler systems are coordinated with licensed fire systems contractors under our contract.

Racking Provisions

Upright penetrations, floor reinforcing at upright locations, slab joint bridging and tie-down provisions for selective, drive-in, push-back or automated racking — designed in collaboration with your racking supplier.

For racking up to 6 m (standard 5-deep selective), a haunch height of 8–9 m is typically sufficient. For 9–10 m racking, 11–12 m haunch heights are required. High-bay operations with 12–13 m racking need 14–15 m or more. We assist with this analysis as part of the design brief.
We coordinate fire services — including ESFR sprinkler systems — under our design-and-construct contract. The fire engineer determines the required system based on occupancy classification, storage type and racking configuration.
Yes. We work with existing sites, including those with existing buildings, difficult topography or challenging geotechnical conditions. We recommend engaging us early — ideally before you finalise the land purchase — so we can complete a preliminary site assessment.
