Strata Industrial Estates

Multi-unit industrial development across SEQ.

Multi-unit industrial estates and strata-titled unit developments for property developers and investors — from a 10-unit tilt-up estate in Yatala to a 30-unit portal frame complex in Brendale, positioned for the owner-occupier and investor market.

Strong demand across SEQ growth corridors

The demand for small-format industrial strata units — typically 150 m² to 600 m² per unit — remains strong across SEQ’s growth corridors. Tradies, small manufacturers, storage operators and small 3PL businesses all compete for quality strata industrial space.

Developers who build well-located, well-specified industrial unit estates continue to achieve strong pre-sales and post-completion yields. We deliver estates that are well-designed, efficiently constructed and optimally positioned.

Development Types

The right system for your estate

Tilt-Up Concrete Estates

The most common system for multi-unit developments in SEQ. Durable, low-maintenance, attractive panels deliver efficient programmes at 10+ units — panel casting, cranage and bracing coordinated as a single fast, cost-effective sequence.

Portal Frame Steel Complexes

Well-suited to smaller developments (6–12 units) where the repetition economy of tilt-up does not fully materialise. Steel frames deliver clear spans, fast erection and flexibility in unit width.

Mixed Construction Systems

Larger estates may use a hybrid approach — tilt-up perimeter walls with internal portal frame structures — to optimise cost, appearance and structural performance.

What Developers Need

We understand the development, not just the building

Multi-unit development involves specific requirements that general commercial builders may not manage well.

 • Unit mix & configuration optimised for the target market and site yield
 • Strata plan coordination with surveyors and solicitors
 • Gross Realisable Value modelling — cost, timing and spec vs. margin
 • Pre-sales & finance conditions — programmes that support settlements and drawdowns
 • End-user fitout variability — shells readily adapted without structural modification
Frequently Asked Questions

Questions clients ask us

Gross rental yields for strata industrial units in SEQ growth corridors (Brendale, Narangba, Yatala, Ormeau) have typically ranged from 5% to 7% in recent years, depending on location, specification and market conditions. We recommend working with an industrial property specialist for current market assessments.
Yes. Once the design is finalised and the development approval obtained, we contract on a fixed-price lump-sum basis. Early-stage engagement on a cost-plan basis is also available for developers at the feasibility stage.
This depends on site area, planning scheme requirements (setbacks, parking ratios, site cover) and target unit size. A 5,000 m² site in a typical SEQ industrial zone might accommodate 12–18 units of 150–250 m² each. We prepare preliminary site layouts as part of our early engagement.
We coordinate the building certifier through to the Certificate of Classification, and work with the strata surveyor and solicitor to ensure the completed building is consistent with the strata plan. Formal strata certification is the client’s solicitor’s responsibility, but we provide all necessary construction documentation.
