Distribution centres combine large structural clear spans with highly specific operational requirements — dock door quantities and configurations, sortation system support structures, mezzanine offices, automation infrastructure, floor flatness specifications, and substantial hardstand and civil works.
We have the capability to manage all of these elements under a single design-and-construct contract, coordinating every discipline so decisions are made once and made well.
What makes a distribution centre perform
Site Selection & Orientation
The best DCs are built on sites selected with the building in mind. Truck access — particularly B-double access from arterial roads — dictates frontage and orientation. We assist with site assessment and massing before documentation commences.
Structural Grid & Clear Span
A regular grid of 12 m × 24 m or 12 m × 30 m maximises racking efficiency and flexible layouts. Clear spans of 24–40 m in portal frame steel, designed by experienced industrial structural engineers.
Dock Doors & Equipment
The number and configuration of dock levellers, shelters, overhead doors and on-grade roller doors is critical to throughput. We design dock areas for correct drainage, electrical provision and door head heights.
Automation & Racking
AS/RS, conveyors and robotic picking impose slab loads and demand tight floor flatness (often FM1 Super Flat), tie-off points and conveyor penetrations — integrated into the structural and slab design from the outset.
Fire Engineering
Large-format DCs (typically Class 7b) require fire engineering solutions accounting for commodity, racking height and building size. Fire-isolated exits, hydrants, sprinklers (ESFR or Large Drop) and emergency lighting are coordinated under our scope.
