Cold storage construction requires specialist knowledge of insulated panel systems, refrigeration provisions, floor heating, vapour barriers and food-grade construction. A temperature-controlled warehouse built to the wrong specification — incorrect panel thickness, inadequate floor heating, insufficient vapour control — will suffer structural damage, condensation and energy inefficiency that is expensive and disruptive to fix.

Getting it right the first time requires experience and close collaboration between the building contractor, refrigeration engineer and the facility operator — which is exactly how we deliver.

Specialist construction for the cold chain

Insulated Panel Construction

PIR or EPS core sandwich panels with metal skins for walls, roofs and partitions. Panel thickness is selected for the temperature zone — from ambient control through to blast freezing at -30°C to -40°C.

Floor Systems

Chilled and frozen stores require under-floor heating — electric trace or glycol pipe systems — to prevent ground frost heave and catastrophic slab damage. Floor flatness is critical for racking stability and forklift safety.

Vapour Barriers & Seals

Complete floor, wall and roof vapour barrier systems prevent condensation and ice formation within the panel structure, with particular attention to penetration sealing at services entries, dock door frames and column bases.

Refrigeration Interface

We integrate refrigeration provisions — plant room sizing, pipe penetrations, structural provisions for evaporators and condensers, and electrical provisions — into the building design from the outset, avoiding costly retrofitting.

Blast Freezing Facilities

Blast freezer bays for rapid freeze-down with high-velocity evaporators, structural provisions for fan loading, and racking designed for the process — delivered for meat processors, seafood exporters and food manufacturers.

HACCP & Food Safety

Smooth, impervious, cleanable internal surfaces, appropriate drainage, pest exclusion and separation of temperature zones — incorporated into the design documentation and construction process to support HACCP accreditation.

We coordinate specialist refrigeration contractors under our design-and-construct contract. The refrigeration engineer is engaged as part of our consultant team and the refrigeration contractor works as a subcontractor — you deal with one contract and one project manager.
For frozen stores at -18°C to -25°C, we typically specify PIR panels of 150–200 mm for walls and 200–250 mm for roofs, depending on the refrigeration engineer\u2019s heat load calculations. Blast freezer bays at -35°C to -40°C may require 200–250 mm wall panels and 250–300 mm roof panels.
Under-floor heating is installed below the slab — either electric trace heating or glycol pipe systems (preferred for large installations) — controlled to keep ground temperature above freezing, preventing moisture in the subgrade from freezing and heaving the slab.
Yes, if the original building is designed with expansion in mind — specifying structural connections for future panel extensions, sizing refrigeration plant and electrical infrastructure for the expanded footprint, and ensuring the structural grid accommodates future bays.
