Asbestos Testing & Inspections
Professional asbestos inspections, material sampling and laboratory-confirmed testing for residential, commercial and industrial properties across Brisbane, Gold Coast and SEQ — clear, documented results for renovation, sale, demolition or workplace compliance.
Visual identification is unreliable — only a laboratory can confirm asbestos
The only way to confirm whether a material contains asbestos is laboratory analysis. We collect samples in accordance with Safe Work Australia guidelines and submit them to a NATA-accredited laboratory for polarised light microscopy (PLM) or transmission electron microscopy (TEM) analysis.
A written assessment is essential — and often legally required — before renovation, purchase, demolition or to meet workplace compliance obligations.
Five reasons owners and managers test
Pre-renovation & pre-purchase
Before work on a pre-2003 property, an assessment is strongly recommended — and legally required in workplaces. Understand ACM before you commit to a purchase.
Pre-demolition survey
All buildings constructed before 2003 must have a pre-demolition hazardous materials survey. This is a legal requirement we complete in-house.
Registers & tenant concerns
Commercial owners must maintain an asbestos register and management plan for pre-2003 buildings. We also provide evidence-based assurance when a tenant raises a concern.
Inspection to written report
Initial consultation
We discuss the property, its age, construction type and the purpose of the assessment.
Site inspection
A licensed assessor inspects all accessible areas — including roof spaces, ceiling cavities and subfloor areas — identifying suspected or confirmed ACM.
Sampling
Representative samples are collected using safe techniques to minimise fibre release, under appropriate PPE.
Laboratory analysis
Samples are submitted to a NATA-accredited laboratory. Results are typically available within two to five business days.
Written report & risk assessment
A register of all sampled materials, laboratory results, a condition and exposure-risk assessment, and clear recommendations for management or removal.
Compliant asbestos registers for commercial property
For commercial and industrial properties we prepare a register and management plan under the WHS Regulation 2011.
- Register of all identified and presumed ACM
- Condition and risk assessment for each material
- Documented management and control measures
- Kept on-site and reviewed at least every five years
- Reviewed sooner on renovation, damage or change of use
- A seamless pathway to A-Class removal if ACM is found
Asbestos testing questions
Cost depends on the number of samples and property size. A typical residential inspection with up to five samples is significantly less than a multi-sample commercial survey. Contact us for a quote specific to your property.
Most laboratory results are returned within two to five business days of sample submission. Expedited analysis is available at additional cost where time is critical.
Yes. Our assessors are equipped to access roof spaces, ceiling cavities, subfloor areas and other confined spaces where ACM may be present.
Yes. We hold an A-Class Asbestos Removal Licence, so if asbestos is identified during inspection we provide a seamless pathway from confirmation to licensed removal under a single contract.
Manage the whole project under one licence
Because we hold both an A-Class Asbestos Removal Licence and a Queensland Demolition Licence, we can carry the related work below under the same contract.
