Residential Demolition

Residential Demolition — Licensed, Insured, Ready to Build

Full house demolitions, partial demolitions and site clearing for homeowners, developers and builders across Brisbane, Gold Coast and SEQ. We hold a Queensland Demolition Licence and QBCC registration, and manage every permit, notification and compliance obligation.

Overview

A clean, safe, documented outcome — every time

Whether you are knocking down a post-war fibro cottage in Zillmere for a new build, removing a fire-damaged home in Coorparoo, or undertaking a partial demolition to enable a rear extension in Holland Park, our team delivers a clean, safe, documented result.

Because we hold both a Demolition Licence and an A-Class Asbestos Removal Licence, the survey, asbestos removal, clearance certification and demolition are all managed under a single contract — with a single point of responsibility.

What we undertake

Every type of residential demolition

Full house demolition

Complete demolition from foundations up — hazmat survey, asbestos and lead removal, permits, WHSQ notification, structural demolition, waste recycling and site levelling ready for new build.

Partial & selective demolition

Removing a non-compliant carport, rear addition or fire-damaged section while retaining the rest — with engineering assessment to protect structural integrity.

Relocatable homes & site clearing

Safe disconnection and preparation of Queenslanders for relocation, plus demolition of garages, sheds, outbuildings, fencing and hard landscaping.

Permits & compliance

The regulated steps we manage for you

Residential demolition in Queensland is regulated — we handle each requirement on your behalf.

  • Council demolition permit

Most local councils require a permit before demolition. We manage the application on your behalf.

  • WHSQ notification

At least five business days before commencing demolition, as required under the WHS Regulation 2011.

  • Pre-demolition hazmat survey

All buildings constructed before 2003 must be assessed for asbestos before demolition. We carry out this survey in-house.

  • Asbestos removal

If ACM is present it must be removed by a licensed removalist before demolition proceeds. We hold our own A-Class licence.

  • Utility disconnections

Electricity, gas, water, sewerage and telecommunications must be safely disconnected first. We coordinate with service providers.

  • Demolition & site clearing

Structural demolition by experienced crews, with waste sorted and recycled where possible, and the site levelled ready for construction.

Older housing stock

Experienced with Brisbane & Gold Coast’s pre-1980 homes

Wynnum, Annerley, Moorooka, Nundah, Lutwyche, Stafford and the Gold Coast’s older bayside and hinterland suburbs have large numbers of pre-1980 homes — and there are nearly always discoveries.

  • Asbestos cement sheeting in walls, eaves and roofing
  • Lead-based paint on timber surfaces
  • Buried demolition rubble from earlier renovations
  • In-house A-Class removal — no second contractor needed
  • Waste sorted and recycled where viable
  • Full compliance file on completion
Common questions

Residential demolition questions

A typical residential demolition — survey, asbestos removal if required, demolition and clean-up — takes one to two weeks from mobilisation. Permit and notification lead times add a further two to four weeks to the overall timeline. We provide a detailed schedule with every quote.

In Queensland the property owner is responsible for obtaining the demolition permit, but in practice we manage this process on your behalf as part of our standard service.

Yes. We separate and recycle concrete, metal, timber and bricks where viable, diverting material from landfill. Hazardous materials — asbestos, lead paint — are disposed of at licensed facilities only.

Yes. Because we hold both a Demolition Licence and an A-Class Asbestos Removal Licence, we manage the entire project — survey, asbestos removal, clearance certification and demolition — under one contract.
