When a mezzanine makes sense

If your clear height exceeds ~4.5 metres

Ground floor clear height above approximately 4.5 metres — more common in warehouse, industrial and older commercial buildings — makes a mezzanine viable for additional storage, office or workspace without expanding your footprint.

At Eight Mile Plains, Upper Mount Gravatt, Chermside and across the Gold Coast commercial corridors, many warehouse and commercial units have sufficient height for a mezzanine addition. We assess viability during a site inspection.

Structural steel frames using universal column and beam sections, designed by a registered structural engineer and fabricated to specification — suitable for moderate to heavy loads including archive storage, pallet racking and office use.

Concrete topping & flooring

Structural steel deck topped with concrete slab for high load applications and acoustic performance between levels.

Composite deck mezzanines

Steel frame with composite steel decking — a cost-effective mid-range option for general office and light storage applications.

Access stairs & balustrades

Compliant access stairs to AS 1657 and structural glass or steel balustrade systems to NCC requirements, plus pallet gates and safety chain systems where forklift or goods-lift access is required.

Engineered & certified

All our mezzanine floors are designed by an RPEQ-registered structural engineer and constructed under a building approval. Loads are assessed against the proposed use, and all fire safety implications are resolved through the approval process.

Questions we're often asked

Yes. Mezzanine floors are assessable building work under the Building Act 1975 (Qld). A building development approval is required, with structural engineer certification. We manage the approval process.
It depends on the available height and column placement of the existing building. In a 6–7 metre clear height warehouse, a mezzanine can effectively double the usable floor area. We assess this during a site inspection.
Yes. Steel mezzanines can be demounted and removed. Depending on what was done to the existing structure during installation, there may be make-good obligations. We advise on this at design stage.
A standard warehouse mezzanine of 100–300 sqm typically takes 4–8 weeks from approval, depending on structural fabrication lead times and access constraints.
