Refurbishment vs. fitout

Working within the existing fabric

A commercial refurbishment works within the existing fabric of a building — updating finishes, reconfiguring layouts at the margin, modernising services and refreshing brand presentation — without necessarily removing everything to base building. It’s generally faster and less expensive than a full fitout, but requires careful management of the interface between old and new work.

Where a full fitout is warranted (very poor base condition, complete change of use, or significant reconfiguration), we advise accordingly. Where refurbishment can achieve your goals, it’s often the smarter investment.

Questions we're often asked

It depends on the scope. Like-for-like material replacement (replacing carpet with new carpet) generally does not require approval. Structural changes, changes to essential services (fire, hydraulic, mechanical), or changes affecting access may trigger building approval. We advise during scoping.

Yes. Staged refurbishment in occupied premises is something we do regularly. We work with you to identify the sequence that minimises disruption while achieving the most efficient construction programme.

Cost depends entirely on scope — area, extent of trades, materials specification and approval requirements. We provide a fixed-price proposal following a site inspection. Refurbishments are typically significantly less expensive per square metre than full fitouts.

When more than roughly 70% of the existing fitout elements are being removed and replaced, the economics usually favour a full strip and refit. We are honest with clients about this threshold and help them make the right decision for their investment.
